Check out the competition.
If there’s new development in your neighborhood,
check it out to see what your home is up against. Then,
use your newfound knowledge to beat them at their own
game. Accent similar attributes and highlight benefits
that are unique to your home. |
2.
Price it right.
It might be the one thing that will sell your house faster
than anything else. Pricing your house in line with the
market may keep it from selling quickly — only about
10 or 20 percent of houses with the best prices will sell
in a given month. So compare your house with others on
the market and price it accordingly. Remember, it’s
not what your house is worth, it’s what someone
is willing to pay for it. |
3.
Clean it up.
No one wants to picture themselves living in a home cluttered
with kids toys and other personal items. Or one with acid
green walls. What may be perfectly acceptable –
even desirable – to you, may be a buyer’s
worst nightmare. So tidy up the yard. Get rid of photos
and knick-knacks. Slap a fresh coat of neutral color paint
on the walls. And make sure everything is clean and fresh
smelling. It’s the little changes you make that
can add up to a big payday for you. |
